Attic insulation in Canada: R-values, DIY vs pro, and realistic bill savings
Homeowners dump batts over pot-light holes and then wonder why January still howls. Insulation without air sealing is a sweater with the zipper open. Canadian climate zones also disagree about how much attic you need — Vancouver is not Winnipeg.

Recommended R-values by climate zone at a household level
NRCan’s Keeping the Heat In Table 2-1 (current web edition, used 20 Sep 2026) gives recommended minimum nominal insulation for roof or ceiling by heating-degree-day zone:

Much of southern Ontario sits near Zone 6 (R-60). Prairie cities and northern Québec push 7–8 (R-80). The south coast can sit milder. These are guidelines you can exceed; they are not a permit. Closed Greener Homes attic tiers used R-50 (RSI 8.81) as a grant target — useful history, not a live cheque.
Air sealing attic bypasses before adding batts or blown-in
Walk the attic (boards, mask, gloves, lighting) and seal, then insulate:
- Attic hatch — weatherstrip, latch, and a rigid insulated lid. An unsealed hatch is a chimney you paid to heat.
- Plumbing stacks, wiring holes, and the tops of interior walls (especially dropped soffits over kitchens and baths).
- Pot lights — use rated covers or replace with insulated-ceiling (IC) airtight fixtures. Do not bury a non-IC can.
- Bathroom and kitchen fans — duct to outdoors, damper works, no “venting into the attic.”
- Chimney chase and masonry gaps — metal flashing and high-temperature sealants as appropriate, not random foam against a hot flue.
NRCan’s attic chapter is explicit: do not add insulation over wet material; fix the leak first. If you add a polyethylene air/vapour barrier in an existing attic, follow the one-third / two-thirds rule they describe so you do not trap moisture on the wrong side. When in doubt, skip the new poly and air-seal the penetrations, then blow cellulose to depth.
DIY vs professional: safety, vapour, and electrical caveats
Reasonable DIY: hatch kit, foam gaskets, baffles at the eaves so you do not block soffit ventilation, and blown cellulose in a simple rectangular attic where you can count bags to a target R and keep depth even. Wear protection. Stay off the drywall.
Hire a pro (or stop and get a test):
- Vermiculite or any asbestos suspicion — test before you disturb it. This is not a Saturday experiment.
- Knob-and-tube or damaged wiring in the joist bays.
- Cathedral ceilings and flat roofs — different assemblies, easy to trap moisture.
- Combustion appliances that use the house as a chase. Sealing a leaky house can backdraft a furnace or water heater. If you smell gas or a CO alarm complains, that is a phone call, not more caulk. See the safety note in cut home energy costs.
- Spray foam against chimneys, recessed lights, or a roof deck you do not understand.
If a contractor will not agree bag counts, settled depth, and the R-value on the bags, you are buying air. Get it in the quote.
How much bill savings to expect (ranges, not miracles)
Heat loss through a ceiling is real and not infinite. Directional ranges, labelled as such:
- Empty or near-empty attic in a cold-climate house: adding to the zone target is often one of the better $/kWh retrofits you can buy. Combined with air sealing, winter bills can move by a noticeable percentage. Anyone naming “50% guaranteed” without a blower door is guessing.
- Top-up from R-32–R-40 to R-60: diminishing returns. Comfort (fewer ice dams, less room-to-room swing) can still justify it; the Visa bill may only flinch.
- Air sealing alone on a leaky hatch and chase can beat a few extra inches of batt. Do both.

Rebates and utility programs to check by province
Federal Greener Homes Grant and Loan are closed to new applicants. OHPA intake closed 31 Jul 2026. Live money, if any, is provincial or utility:
- Ontario — Save on Energy / Home Renovation Savings Program pages (bundles and amounts move).
- B.C. — CleanBC Better Homes and FortisBC / BC Hydro offers.
- Québec — current Hydro-Québec and provincial renovation lists; do not rely on a 2024 screenshot.
- Prairies and Atlantic — utility and provincial efficiency sites; some still want an EnerGuide file.
Search the directory NRCan still maintains for home programs, then confirm on the program page the week you sign. A contractor “we’ll handle the rebate” promise is not an approval.
When ice dams signal insulation/ventilation problems
Ice dams are meltwater that refreezes at the eaves because the attic is warm and leaky, the roof deck is above freezing, and the soffits cannot breathe. Piling insulation over the eaves without baffles makes it worse. So does a kitchen fan that dumps moisture into the attic.
Fix sequence: air-seal the ceiling plane, restore soffit-to-ridge ventilation with baffles, then insulate to depth. Roof rakes and heat cables are winter first aid, not the retrofit. If the roof is already leaking into the house, that is a roofer, not a bag of cellulose.
