Splitting utilities in a Canadian shared house without roommate wars

Shared houses blow up over opaque hydro bills and exit timing, not over whose turn it is to buy paper towels. Someone is on the Enbridge or Toronto Hydro account. Someone is “Venmo-ing later.” February arrives. Personal Finance Canada has retold this story for a decade. The fix is boring: names on paper, a split method, and a winter float.

Put utility names on the lease or a written roommate agreement

The utility will chase the name on the account for deposits, disconnects, and collections. That person needs a written right to collect shares, and a backup if they leave. Minimum lines:

  • Account holder for each service; who is a joint name if the utility allows it.
  • Due date (e.g. e-transfer within 48 hours of the PDF landing in the house chat).
  • What is shared: heat, electricity, water, internet, not someone’s personal phone.
  • Whether the house uses equal billing / EMPP / EPP, and that true-ups are shared too.

Equal split vs usage-based apps

Pick one method before the first winter bill. Switching in February is a fight.

Heat is a shared good in a leaky house. Do not invent a $0.04/kWh personal tariff unless you have a submeter. Internet is usually equal. Parking heaters in Alberta are closer to a usage argument — write it.

Winter spike planning and equal-billing options (high-level)

A $90 August hydro and a $340 February gas bill are the same year. Options:

  • Equal billing / budget plans (Enbridge EMPP, FortisBC EPP, hydro variants): flatten cashflow. True-ups are still shared. Read the equal-billing page so nobody calls the August reconciliation a scam.
  • House float: $30–$50 each on 1 November into a joint pot for January. Unused money returns in April.
  • Thermostat rules: one number, written. Heat-included vs extra still matters — decode the lease.

What happens when someone moves mid-contract

Two files:

  1. Tenancy: if they are a named tenant, leaving early is an assignment / sublet / mutual-end problem — cost ladder. If they were never on the lease, the remaining named tenants still owe the landlord.
  2. Utility account: agree a last-read or a calendar split (days in the house). The departing person should not cancel the account out of spite. The staying person should not “forget” to remove them from a joint card.

Collect the unpaid share before keys change. After they are in Calgary, you are a collections hobby.

Landlord reimbursement clauses to watch

Some leases say utilities are “tenant pays, landlord reimburses heat over $X” or “landlord pays hydro, tenant pays gas.” Get:

  • Which account is in whose name.
  • Cap vs true-up vs unused remainder.
  • Proof: scan of the bill, not a round number in an e-transfer memo.
  • Timing: 15 days after the bill vs “when I remember.”

A clause that lets the landlord keep the account and bill you $200 every month with no PDF is the submetered-house red flag from the heat-vs-hydro page. Walk or write a better sentence.

Conflict scripts for unpaid shares

Keep it short and dated. You are not their parent.

  • “Jan Enbridge $312.40 is in the folder. Your third is $104.13. Please e-transfer by Friday 6 p.m. so I can pay on the 18th. If you need a two-day delay, say so today.”
  • “You are 12 days past the house due date. I paid in full to avoid a late fee. I need $104.13 plus the $5.00 late fee the utility assessed, by Wednesday, or we put the arrears on the roommate agreement and talk about a replacement roommate.”
  • “I will not cancel hydro. I will also not carry March. Confirm payment today.”

If they are a named tenant and they stop paying rent and utilities, that is a tenancy problem — LTB / RTB / TAL, not a sharper text. If they are not on the lease, your leverage is the house agreement and the next occupant, not a tribunal form you cannot file.

Whose name should be on the hydro account in a Canadian shared house?

Whoever the utility will accept — often one or more named tenants. Write that name, the backup payer, and the e-transfer date in the lease or a roommate agreement. The person on the account is the one the utility will chase. That is a risk choice, not a vibe.

Is an equal split fairer than a usage app?

Equal is faster and usually fair for heat and water you all share. Usage apps help when one person runs a mining rig or a home salon. They need a house admin and photos of bills. Pick one method in writing before January.

What happens if a roommate moves out mid-lease?
