Fair split methods: by room size, income, or equal

  1. Equal. Fast. Works when bedrooms are comparable and no one is on a den.
  2. By room. Measure or use the listing square footage. A 20% larger room pays 20% more of rent. Closets and ensuite bathrooms count.
  3. By income. A higher earner can choose to pay more. Write it as a voluntary split with a review date, or it becomes a grudge when raises differ.

The person on the sofa bed is not a one-third roommate. Parking spots and lockers follow the person who uses them.

Utilities, internet, and grocery add-ons

Write: notice period to the group (often 60 days, aligned with the lease), who finds the replacement, whose name stays on the lease, and how the last month / security is handed off. If someone might take a job in another city, agree now whether the remaining people can afford the place at N−1. Three-way in a larger unit: divide the listing by three, then pay the closed bedrooms more than a den. Buy tenant insurance per person. If the savings rate only works when a fourth unofficial mattress appears, the listing is still too expensive.
